Abstract

The maintenance and rehabilitation of structures are vital aspects of ensuring the safety, longevity, and functionality of civil infrastructure. With increasing concerns about the aging of infrastructure, the efficiency of maintenance strategies, and the growing need for sustainable solutions, this article provides an overview of current methodologies, challenges, and technological advancements in structural maintenance and rehabilitation. We explore common techniques, the role of monitoring and diagnostics, and emerging trends that improve the effectiveness and sustainability of these processes. The review emphasizes the importance of timely intervention and proactive maintenance strategies to extend the service life of structures while minimizing costs and environmental impacts. The article also highlights the critical role of predictive maintenance driven by new technologies like smart sensors, IoT, and artificial intelligence, which enable real-time monitoring and early detection of structural issues. Moreover, we discuss the environmental benefits of rehabilitation, such as reducing the need for demolition and minimizing construction waste. By examining the intersection of traditional methods with cutting-edge innovations, this review provides a comprehensive perspective on the future of structural maintenance and rehabilitation.
